A purchase assignment is created in the same manner as a sales assignment. The assignment records the requirements for the sought-after listing as well as the terms of the assignment, similar to a sales assignment. However, there are conditions in the purchase assignment that differ from those in a sales assignment, such as:
- The client can give the brokerage an exclusive purchase assignment or a parallel assignment, in which case multiple brokerage firms can search for the listing,
- The client may have a parallel purchase right, where the brokerage has exclusivity (see above), but the buyer can still search for the listing without being liable to pay the broker.
- If the subject of the sale is redeemed (redemption clause), does the assignment continue as normal?
- To what extent is the client charged for marketing expenses, and how is this handled if a sale does not occur?
- To what extent is the client charged for document fees, as there may be multiple listings?
Like a sales assignment, the purchase assignment is sent for signing, and its own purchase assignment card is created.
Currently, the purchase assignment does not transfer to Oikotie or Etuovi, but must be manually entered into the publishing platforms.
Images cannot yet be attached to Linear's purchase assignment either.
If changes are to be made to the requirements of the sought-after listing, the signed assignment must be canceled. The old signed assignment is archived for safekeeping, and a new one can be signed by the parties if desired.
