When a potential property has been found
Once you have identified a potential property – especially when the seller is a private individual (i.e., the property is not being sold via an agency) – it is recommended to enter it into Linear in the same way as a regular sales listing, to prepare for the upcoming transaction process:
- Go to the Listings tab in Linear.
- Select "Create new listing" and enter the property owner's / seller's details in the Client section, then set the assignment type to "Sales assignment".
- In the address field, it is advisable to write something like "Alppikatu 8 PURCHASE ASSIGNMENT no. NNN" to ensure your colleagues can easily distinguish it from the company’s actual sales assignments.
- You do not need to complete the assignment agreement form, but it is recommended to fill in the condition report (selostusliite) as usual. If you wish, you may ask the property owner to sign the condition report so the information is verified on their behalf.
- You can now create the sales brochure. In the brochure editor, you can modify the content as needed. At minimum, remember to remove the purchase assignment number you may have added to the address in step 3.
- You can upload property documents to the archive and send them to the buyer through the document management feature.
- The listing is not published, as it is created solely for handling the offer and transaction process.
Making an offer for a purchase assignment listing
The offer process can now be handled normally via the "Trading" tab, where you can create and complete a new offer. Creating the offer in the system is not mandatory, but it is recommended, as this allows the system to generate a more complete draft of the deed of sale with all necessary property and party details.
Once an offer has been accepted, you can proceed from the Trading tab to complete the settlement details and download the deed of sale draft. The settlement can also be completed without first creating an offer in the system. From here, you can also carry out a DIAS transaction and submit the transfer tax notification.
