The brochure is created on the listing card under the Esittelymateriaalit tab.
Editing the brochure is divided into the Layout and Data fields sections. As the name suggests, the Layout tab allows you to adjust the visual appearance of the brochure, while the Data fields tab lets you define, for example, the order and content of the data fields in more detail. These editing options are explained further below.
When creating or editing a brochure, you can preview in real time how it will look after each change. The brochure preview opens on the left side of the brochure editor when you click the Preview button.
While you are editing a brochure, the system automatically saves draft changes in the background. However, a new brochure / brochure version is only saved to the system once you click Save new version in the bottom-right corner. Therefore, always remember to manually save a new version whenever needed.
Before opening the brochure editor, you can see whether there are unsaved changes, as well as the latest saved version number and its save date. From this view, you can also download, preview, and send (e.g. to a potential buyer) the latest saved brochure version. Please ensure that you do not have any unsaved changes on the brochure.
Note: All brochure versions are saved in the listing’s archive, but only the latest saved brochure version is visible in document management.
Editing the brochure layout
In the brochure editor, under the Layout tab, you can edit the following elements, among others:
- Cover page and cover image style
- Whether the data fields are displayed in one or two columns
- Whether new brochure versions are identified with a version number or a timestamp (in addition to the date, the exact time when the brochure was saved will be printed).
- Whether the living area, total area and/or plot size are displayed on the cover page
- Whether a QR code is displayed on the back cover (sales brochure only). The QR code links to the property's DIXU publication if the listing has been published on DIXU.
- Whether the brochure displays the viewing description text. If needed, you can also edit this text to be different from what is written on the description attachment (publication).
- Whether the (debt-free) price of the property is shown on the cover page
- Whether the floor plan is displayed in the brochure, and if so, whether it appears at the end of the brochure or in place of the viewing description (at the beginning)
- Selecting the number of image pages (1–10)
- Select an image page layout, e.g. one image, two stacked images, or a multi‑image collage.
- Hide an image page from the brochure by clicking Delete.
- If the brochure includes image pages, you can choose which images to display from the panel on the right. The images are selected from those that were previously added to the listing. If an image is already used on another image page, it will no longer be selectable, preventing the same image from appearing twice.
- Whether one agency’s, two agencies’ or only the brokerage firm’s contact details are displayed on the brochure covers or on the first data page
Note: The brand colors and contact details used on the brochure covers can be edited in the company settings.
Editing brochure data fields
By default, the brochure displays the contents of the data fields exactly as they are saved in the listing details (description attachment / housing information form). If a field in the listing details has no value, that data field will not appear in the brochure. On the Data fields tab, however, you can enter content into an empty data field so that the information is included in the brochure. You can also add or hide data fields from the brochure, or edit a field’s content to differ from what is stored in the listing details.
The data fields are grouped under headings. You can edit the header names and their order, or hide an entire header with its data fields from the brochure.
More details about the editing options in the Data fields section are provided below:
-
Edit property details is a shortcut to the listing details. Editing the listing details will also affect the information shown in the property’s online publication. If the brochure needs slightly different wording than what is entered in the listing details, you can edit the brochure text instead (see item 4). For example, some fields in the listing details only accept numeric values, while the brochure editor allows you to add text. Example: sauna fee.
- You can change the order of both headings and the data fields under them by first clicking Vaihda kenttien järjestetystä. Reordering is done by dragging rows using the “hand” icon, which appears when you hover your cursor over the dotted square. After making changes, click Save order.
- Clicking the arrow pointing to the right will reveal the data fields under that heading.
- Click the header or field name, or the pencil icon on the right, to open a window where you can edit the information shown in the brochure. If you edit a data field, its color changes to purple to indicate that the brochure displays a different value than the description attachment / housing information form. Click Restore description attachment value to reset your edits.
Note: If you edit a field in the brochure editor, that field will no longer update automatically from the listing details if the listing is later modified. - The orange box determines which data fields are displayed in the brochure. In the example image, Schools and Kindergarten would be hidden. You can also add your own custom fields under a heading, and they will appear in the brochure. After adding a field, you can move it to the desired position (see item 2).
- Remember that you can Preview the brochure at any time while making edits.
- Always save a new version of the brochure after completing your edits.
Changes in the description attachment / housing information form
When an signed description attachment or housing information form is edited, a new brochure version is automatically created with the updated information. When editing an unsigned description attachment or form, the system will notify you that the brochure contains outdated information, and you must manually save a new brochure version.
