The Description Appendix can be found on the property card under the Property information tab.
Start by selecting the signing method: electronic signature / manually signed, or your own Description Appendix template.
Notes for filling in the Description Appendix
- The data fields in the Description Appendix differ slightly between a housing company unit and a real property.
- Be precise with the address details, as they determine how the property appears on publishing platforms. Oikotie and Etuovi also support multiple neighbourhoods/villages, as long as they are separated by commas in the Description Appendix.
- There are many fields, but they have been grouped (such as Costs and share information, Housing company details, Property maintenance, Condition and equipment, Faults and damages, etc.). You can quickly jump to a specific group by clicking the group names on the left.
- The “search/find” function is also useful. On Windows, open the browser’s search bar using "Ctrl" + "F", and on a MacBook using "Command" + "F".
- The method of sale (traditional sale / tender-based sale) cannot be changed in the Description Appendix.
A new signed assignment agreement is required to change it. - The information entered in the Description Appendix transfers to the sales brochure, where it can still be edited, reorganised, or removed if needed. When updating the information of a signed Description Appendix, the system automatically creates a new version of the brochure with the updated details (provided that the property is not marked as Reserved or Sold). When editing an unsigned Description Appendix, the system notifies you that the brochure’s information has changed, and a new version must then be created manually.
- Fields marked with an asterisk are mandatory in the Description Appendix. A property can be published with relatively limited information, but the stages of the sales process – especially purchase offers and settlement – require certain data. The system will issue an alert if required information is missing when the process is started.
- An unsigned Description Appendix can be saved as a draft and completed later.
Note: The system automatically saves (auto‑saves) the Description Appendix until it is marked as Ready. Once marked as ready, auto‑save is disabled to prevent unexpected updates if the property is already published.
After the Description Appendix has been signed, you may still freely add or update the property details, for example using information from the property manager’s certificate.
If you edit information that should be re‑signed, you can cancel the Description Appendix and send it again for signing.
Note: For the agent’s legal protection, the information should be filled in comprehensively and the Description Appendix signed by the client. The signed Description Appendix is always stored in the property’s archive.
AIDA – AI tool for writing property descriptions
In Linear, you can use AIDA, the AI tool for generating property descriptions, if you need support with writing. AIDA uses the information you have entered in the Description Appendix, so we recommend filling in the property details as thoroughly as possible for better results. AIDA will ask for a few keywords and stylistic preferences, after which it generates up to five different versions of a description text.
