If the housing company's share register has been transferred to the Apartment Information System (HTJ), but the apartment is not found in the share register or the mandatory share group identifier is not found, transactions cannot be made for the apartment. In this case, either an error has occurred while digitizing the share register, or it may be a new entry that is missing even from the articles of association. This issue must be corrected immediately by filling out the HTJ Correction Request Form: https://osakehuoneistorekisteri.fi/korjauspyynto-osakeluettelon-tietoihin.
Only the property manager or the chairman of the board can fill out the form. The form must precisely identify the current shareholder's information, including the date of birth and contact details, which are important. The form should also state "Urgent, apartment for sale", which can result in registration on the same day (otherwise, the processing time is about 3 months).
A new entry, on the other hand, requires a change in the articles of association to the Trade Register, from where the information will automatically be transferred to the National Land Survey's Apartment Information System in due course.
