You can publish an existing listing directly to Insider from the listing card. In that case, the Insider publication uses the information and photos you have already entered for the listing, so you don’t need to add them again separately for the Insider publication.
Publishing is done on the listing card’s Publish tab. You can use either the Quick publish to Insider function or the Publish button further down on the Insider icon row.
Publishing to Insider requires fewer details than publishing to other sales channels, so you can publish a listing to Insider quickly and fill in the listing details later.
Required information for an Insider publication:
- Address shown in Insider – By default, the system suggests using the listing’s Publicly displayed address, but you can edit it for the Insider publication if you wish.
- Selling price – If you are selling a housing company apartment (Finland), enter the listing’s Debt-free price here.
- Listing type – Select from the dropdown whether it’s an apartment building, detached house, terraced house, etc.
- Total floor area – Total floor area includes both the living area and the area of other spaces.
- Land ownership – Select whether the land is owned, leased, or optional.
- Commission type – Here you define your commission structure for the sale. Select whether it is Percentage of the sales price or Fixed fee.
- Commission amount – Depending on the commission type, enter your commission amount either as a percentage or in euros. Please note that the commission amount should be entered excluding VAT (VAT 0%).
- Your share of the commission split – Define here how large your share of the commission is after any Insider deals. The buyer’s agent’s share is calculated automatically based on your share.
Example of entering the commission:
For publication, I select a fixed fee as the commission type, enter €5,000 (VAT 0%) as the commission amount, and enter that my share is 60%.
If the deal is made through Insider with the help of another agent, I would keep €3,000 of the selling commission and pay €2,000 as a “referral fee” to the agent who helped find a buyer for the listing.
With optional information, you can communicate more detailed details about the listing and help other agents’ saved searches match your publication more accurately.
Optional information for an Insider publication:
- Listing published only in Insider – Select this if the listing is for sale (= published) only in Insider. The publication will get a distinct label that tells other Insider users that the listing is not publicly on the market.
- Show commission and commission split only during negotiation – Select this if you don’t want other Insider users to see the commission amount and split before both agents have accepted the negotiation request. Please note that other agents may be more interested in listings where they can see in advance how much they can earn from a successful deal.
- Additional information for agents – For the Insider publication, you can enter relevant additional details about the listing here that might interest other agents. For example: the apartment comes with an option to buy a parking space, whether the selling price is negotiable or not, etc.
- Listing photos – Photos are not required for an Insider publication, but they naturally tell other agents much more about the listing, including its condition. By default, the Insider publication shows the same photos that are otherwise saved and publicly visible for the listing.

After you have filled in at least the required information, you can publish the listing by selecting Save and quick publish. The listing will then be immediately published to Insider and visible to other agents.
