You can publish a new listing to Insider by going to the Insider section and selecting Publish in the top-right corner. Then choose whether you want to create and publish a new listing or publish an existing listing.
Create new and publish
In the first step, enter the listing’s basic details:
- Listing location
- If the listing is an Apartment or Property – this option is only shown if the listing is located in Finland, where “apartment” refers to a housing company share (asunto-osake).
- Assignment type – at the moment, only listings for sale can be published on Insider.
- Product group online – select from the dropdown whether the listing is a home, plot, holiday home, etc.
- Principals (sellers) – optional information, and can be added later.
- Consent providers – optional information. The consent of a non-owning spouse is only required at the time of closing if the property has been, or is intended to be, the spouses’ shared home.
Finally, click Continue to publishing in the bottom-right corner. The listing will then also be saved based on these basic details under Brokerage system > Listings.
Publish an existing listing
After selecting Publish an existing listing, you will see a list of your listings that can be published to Insider. Find and select the listing you want to publish, and click Save.
Publishing the listing
After selecting Create new and publish or Publish an existing listing, you’ll move to the next step where you’ll fill in the information required for publishing.
Publishing to Insider requires fewer details than publishing to other sales channels, so you can publish your listing to Insider quickly and complete the listing information later.
Required information for publishing on Insider:
- Address shown on Insider – By default, Linear suggests using the listing’s Public address, but you can edit it for the Insider publication if needed.
- Sales price – If you are selling a Finnish housing company share (apartment in a housing company), enter the listing’s Debt-free price here.
- Listing type – Select from the dropdown whether it’s an apartment building, detached house, terraced house, etc.
- Total floor area – Total floor area includes both the living area and the area of other spaces.
- Land ownership – Select whether the land is owned, leased, or optional.
- Commission type – Define how your sales commission is calculated. Select whether it is a Percentage of sales price or a Fixed fee.
- Commission amount – Depending on the commission type, enter the amount either as a percentage or in euros. Please note that the commission should be entered excluding VAT (VAT 0%).
- Your share of the commission split – Define how large your share of the brokerage commission will be after any Insider deals. The buyer agent’s share is calculated automatically based on your share.
Example of entering the commission:
For publishing, I set the commission type to a fixed fee, enter the commission amount as €5,000 (VAT 0%), and enter that my share is 60%.
If the deal is made via Insider with the help of another agent, I would keep €3,000 of the sales commission and pay €2,000 as a “referral fee” to the agent who helped find a buyer for the listing.
With optional and additional fields, you can communicate more detailed information about the listing and help other agents’ saved searches match your publication more accurately.
Optional and additional information for publishing on Insider:
- Listing published only on Insider – Select this if the listing is for sale (= published) exclusively on Insider. The publication will get a distinctive label that tells other Insider users the listing is not publicly for sale.
- Show commission and commission split only during negotiation – Select this if you don’t want other Insider users to see commission amount and split information before both agents have accepted the negotiation request. Please note that other agents may be more interested in listings where they already know in advance how much they can earn from a successful deal.
- Additional details for agents – For the Insider publication, you can enter relevant additional information about the listing that might interest other agents. For example: whether there is an option to also purchase a parking space, whether the sales price is negotiable or not, etc.
- Listing photos – Photos are not required for an Insider publication, but naturally they also tell other agents a lot more about the listing, including its condition. By default, the Insider publication shows the same photos as the listing otherwise has saved and publicly visible.
- Number of rooms
- Year built
- Overall condition
- Balcony
- Elevator
- Sauna
- Heating system
Once you’ve filled in at least the required information, you can publish the listing by selecting Publish to Insider. The listing will then be immediately updated on Insider and become visible to other agents.
