You can publish a new listing to Insider by navigating to the Insider section and selecting Publish in the upper right corner. You will then be prompted to choose whether you want to create and publish a new listing or publish an existing one.
Create and publish a new listing
In the first step, enter the basic details of the listing:
- Listing location
- If the listing is an Apartment or Property – This option is visible only if the listing is located in Finland.
- Assignment type – For now, only sale listings can be published in Insider.
- Product category for online publishing – Select from the dropdown whether the listing is an apartment, plot, holiday home, etc.
- Assignors – This information is optional and can be added later.
- Consent givers – This information is optional. The consent of a non-owning spouse is required only at the time of the sale if the property has served or is intended to serve as the couple’s shared home.
Finally, click Continue in the lower right corner. After this, the listing will also be saved in the Brokerage system menu under Listings based on the basic details entered.
Publish an existing listing
After selecting Publish an existing listing, you will see a list of your listings that can be published to Insider. Find and select the listing you want to publish and click Save.
Publishing the listing
After choosing Create and publish a new listing or Publish an existing listing, you will proceed to the next step, where you can complete the key information needed for publication.
Publishing a listing to Insider requires fewer details than publishing to other sales platforms, so you can quickly publish the listing to Insider and complete the rest of the information later.
The required details for publishing a listing to Insider are:
- Address shown in Insider – By default, the system suggests using the listing’s Public address, but you may edit it specifically for Insider if needed.
- Sales price – If you are selling a housing company unit in Finland, enter the listing’s Debt-free price here.
- Property type – Select from the dropdown whether the listing is an apartment block, detached house, terraced house, etc.
- Total area – The total area includes both the living area and any additional spaces.
- Ownership of the plot – Choose from the menu whether the plot is owned, leased, or optional.
- Commission type – Here you define the commission model for the sale. Select whether it is a Percentage of the sales price or a Fixed fee.
- Commission amount – Depending on the commission type, enter the commission either as a percentage or as an amount in euros. Please note that the commission must be entered without VAT (VAT 0%).
- Your share of the commission split – Define what portion of the commission you keep after a potential Insider deal. The buyer’s agent’s share is calculated automatically based on your portion.
Example of how to record the commission:
I select a fixed fee as the commission type for the Insider publication, enter 5,000 € (VAT 0%) as the amount, and define my own share as 60%.
If the deal is completed through Insider with the help of another agent, I would keep 3,000 € of the commission and pay 2,000 € as a “referral fee” to the agent who found the buyer.
With optional and additional details, you can provide more information about the listing and help other agents’ search alerts match your publication more effectively.
The optional and additional details for Insider publication are:
- Listing published only in Insider – Select this if the listing is for sale (i.e., published) exclusively in Insider. The publication receives a distinctive tag indicating to other Insider users that the listing is not publicly for sale.
- Show commission and commission split only during negotiation – Select this if you do not want other Insider users to see commission details before both agents have accepted a negotiation request. Please note that agents may be more interested in listings where they can see in advance how much they could earn.
- Additional information for agents – For the Insider publication, you can enter relevant extra details about the listing here that may interest other agents. For example, if a parking space can also be purchased with the apartment, whether the price is negotiable, etc.
- Listing images – Images are not required for Insider publication, but they naturally help other agents understand the listing and its condition. By default, Insider displays the same images that the listing already has saved and publicly visible.
- Number of rooms
- Year of completion
- General condition
- Balcony
- Lift
- Sauna
- Heating system
Once you have completed at least the required details, you can publish the listing by selecting Publish to Insider. The listing will then be immediately visible to other agents in Insider.
