Check whether the property information can be found in:
- the articles of association (share numbers)
- the Residential and Commercial Property Information System (share group identifier)
If this information is incomplete, the housing company’s board and property manager must submit a correction request to the National Land Survey of Finland and request urgent processing of the matter.
Linear’s purchase offer form requires a share number in the property details in order to create an offer in the system. Alternative ways to proceed with the offer are:
- Negotiations are conducted by email and the offer is prepared using a separate offer form outside of Linear.
- Linear’s purchase offer form can be used by entering, for example, “0” as the share number and adding a note to the appendix stating that the share certificate is in paper format. In addition, an explanation of the situation should be added to the offer’s Other Terms and Additional Information field.
Because the buyer does not pay transfer tax on the sale of a new issue property, the agent is not required to submit a transfer tax return.
